KIN is a design-led, ARB registered, architectural design, development, and community enabling practice. We specialise in the design and delivery of beautiful, cost-effective, low-energy, sustainable architecture. We hold accreditation for Passive House and conservation work and are also proud to be one of only a handful of architectural practices in the world with experience working on a Living Building Challenge project – arguably the world's most stringent green building certification.

We work on a range of types and scales of project, using Passive House techniques to deliver social housing, co-housing, community, selfbuild and custombuild projects, domestic new-build, extension and retrofit projects, and net-zero energy developments.



We know that every project is different, so we tailor how we work to suit the project and the client.

Development partnerships

We act as community enablers, delivery partners, designers, developers, and investors for sustainable housing schemes and other innovative projects, including meanwhile use schemes.  We work on projects with communities, landowners, investors, and other stakeholders at all project stages, from inception to post occupancy review.

Wherever possible, we work in partnership with other project stakeholders, collaboratively delivering the best schemes possible, sharing risk and reward.

We also offer turnkey development services for sustainable housing projects, providing design expertise, funding, project management, construction management and contract administration, all under one roof.

Community-led housing enabling

The directors of KIN have experience leading community groups through the design process. We like to work with groups of people and are good listeners and communicators. With community groups, we use workshops and informal social events to get people working together and develop ideas collectively.

If you are interested in being part of a cohousing or community-led housing project, join our community. By registering your interest in cohousing, we can connect you with other people in your area and collectively secure the right sites and funding to deliver the homes and communities you want to live in.

Domestic projects

We offer a friendly and bespoke architectural service for domestic clients looking to build a new house or retrofit / extend an existing home. We can include bathroom, kitchen and landscape design in addition to traditional architectural services, guiding you through the process from concept to completion. Our expertise in conservation work ensures your home is in safe hands, whilst our knowledge of low-energy construction provides you with a healthier, more sustainable home and up to a 90% reduction in energy bills.

Ventures, R&D & consultancy

We work to develop innovative and empowering products and buildings systems. We are involved with open-source hardware and digital fabrication project, WikiHouse, both working with the WikiHouse Foundation and co-founding the WikiHouseUK chapter.  We are also a certified WikiHouse Provider.
